- Lead the end-to-end development process-from due diligence and planning to approvals and execution.
- Manage submissions for development approvals (Outline Plans, NSPs, zoning amendments, subdivisions, site plans, etc.).
- Coordinate with municipal authorities and ensure compliance with all relevant policies and regulations.
- Oversee project schedules, budgets, and servicing plans.
- Conduct site visits and public meetings as needed.
- Negotiate key agreements (development, cost-sharing, permits, etc.) and manage consultant teams.
- Perform in-depth property research and due diligence to support acquisition and development decisions.
- Analyze market trends and competing developments to inform project strategy.
- Monitor municipal planning initiatives and provide internal reporting on policy changes and council decisions.
- Inspire and lead cross-functional project teams with a focus on collaboration, innovation, and results.
- Mentor junior staff and contribute to a high-performance, values-driven culture.
- Promote health and safety standards across all project activities.
- Post-secondary education in Engineering, Urban Planning, or a related discipline.
- 5-8 years of progressive experience in land development, planning, or municipal approvals.
- Proven track record managing complex, multi-phase projects.
- Experience with financial modeling, cost analysis, and project reporting.
- Strong leadership and communication skills.
- Strategic thinker with a passion for community-building.
- Skilled negotiator with a collaborative mindset.
- Proficient in MS Office (Excel, Outlook, Project); AutoCAD knowledge is a plus.
- Familiarity with municipal development agreements and the MGA.
