- Directory Research: Identify and "mine" new, non-obvious sources of lead data—including niche property management forums, local business listings, and association member rolls—to stay ahead of competitors using the same tired lists.
- Targeted Lead Enrichment: Use tools like Apollo, Clay, and ZoomInfo to build highly segmented lead lists based on specific industry triggers (e.g., portfolio size or regional growth).
- LinkedIn Prospecting: Execute high-volume outreach on LinkedIn, including personalized connection requests and strategic engagement with key decision-makers.
- Data Hygiene: Ensure every lead in our CRM is accurate and enriched with the right context so our outbound sequences feel personal and relevant.
- Cold Outreach Execution: Manage the daily "send" of our cold email and LinkedIn sequences, monitoring reply rates and adjusting messaging in real-time.
- The "Hunter" Mentality: 1–3 years of experience in lead generation or as an SDR, preferably in a fast-paced B2B SaaS startup.
- Scraping Savvy: Proficiency with web scraping tools and the ability to clean/format large datasets for CRM import.
- Tool Proficiency: Hands-on experience with the modern outbound stack: LinkedIn Sales Navigator is a must; experience with Apollo, Clay, or Instantly is a massive plus.
- Scrappy Problem-Solver: You know how to find an email address or a phone number when it isn't obvious, and you enjoy the "game" of bypassing gatekeepers.
- Process-Oriented: You take pride in a clean CRM (HubSpot/Salesforce) and understand that the quality of the data is just as important as the quantity.
- Communication: Strong written communication skills; you can write a one-sentence "hook" that actually gets a busy property manager to respond.
