The Project Manager, Capital is responsible for overseeing and executing complex capital projects across Canada. This role manages the full lifecycle of projects—from planning through to completion—ensuring alignment with organizational objectives, timelines, budgets, and quality standards.Key Responsibilities:Project Management:Lead and implement the capital program within the assigned portfolio.Collaborate with internal teams to minimize project impact on residents.Define scopes of work and project budgets; obtain necessary approvals.Ensure all projects are delivered on time, within budget, and meet quality expectations.Source, negotiate, and manage contracts with consultants and contractors.Oversee project-related processes for cost-efficiency and effectiveness.Manage both internal and external resources to meet project goals.Maintain compliance with organizational procedures and standards.Provide regular updates to stakeholders, including documented reviews.Investigate and resolve incidents such as delays, damages, or accidents on-site.Prepare project recommendations in line with approval protocols.Liaise with city officials and stakeholders (e.g., inspectors, insurance) as needed.Collaborate with site and operations teams to manage emergency events (e.g., floods, fires), including leading insurance claim files from start to finish.Maintain and update project management tools (e.g., SuiteSpot, Yardi).Ensure timely and accurate management of purchase orders and invoice payments via Payscan, meeting all Finance Department deadlines.Capital Management:Support the Director, Capital in developing execution strategies for upcoming capital projects.Provide reporting and analysis for cash flow, budget variances, and project tracking.Maintain project tracking documentation and purchase order accruals.Contribute to the development of annual capital and operating budgets for assigned assets.Assess infrastructure needs and prioritize accordingly.Identify opportunities for cost reductions and process improvements.Work with Operations to resolve technical issues promptly.Participate in acquisition due diligence, including capital planning and third-party coordination.Ensure building infrastructure supports the delivery of essential services (e.g., heating and water).Job Requirements:Education & Experience:Post-secondary education in Business, Engineering, Architecture, Interior Design, Construction Management, or a related field.3–5 years of project management experience required.At least 1 year of experience managing multi-residential or commercial projects is an asset.Proven ability to build strong relationships with both internal and external stakeholders.Travel:Willingness to travel within the assigned region (approximately 30–40%).Qualifications:Strong organizational and time management skills, with the ability to manage multiple priorities under tight deadlines.Analytical and critical thinking abilities to support strategic initiatives.Skilled at leveraging resources to meet objectives and deliver projects.Professional communication skills (verbal and written).High level of integrity, discretion, and confidentiality.Strong listening skills and the ability to respond appropriately to different situations.Independent decision-making and sound judgment in complex scenarios.Ability to stay focused under pressure.Self-motivated with a proactive, goal-oriented approach.Adaptable, with a “can-do” attitude and willingness to take on a range of tasks.Excellent problem-solving skills.Bilingual (French and English) required, as the role supports multiple regions including Montreal.Additional languages are considered an asset.Commitment to fostering an inclusive and equitable work environment.
