About the Role:Our client in the Real Estate industry is seeking a Property Accountant to join their team on a permanent basis. You will be responsible for overseeing the full accounting cycle, including tasks such as daily bank reconciliations, posting journal entries, managing the general ledger, handling recoveries, payables and receivables, and supporting year-end billing.Responsibilities:
  • Conduct monthly variance analysis, reconcile accounts, and assess CAM and tax recovery performance, identifying discrepancies and recommending corrective measures.
  • Track capital expenditures and leasing-related costs; assist with preparing monthly or quarterly cash distributions.
  • Compile year-end audit materials and financial statements for entities, and liaise with external auditors.
  • Analyze financial data independently and take appropriate action to resolve issues with minimal direction.
  • Collaborate with leasing and property management teams to build annual budgets and quarterly forecasts, including capital and operating spend projections.
  • Contribute to regular internal and external financial reporting, including monthly, quarterly, and year-end deliverables for senior leadership, property managers, and property owners.
  • Ensure all financial reports meet internal schedules and owner requirements, adapting to custom needs where applicable.
  • Work with property teams to ensure timely and accurate Owner reporting, including variance analysis and commentary in executive summaries.
  • File regulatory submissions such as GST/HST returns on time and ensure compliance with all required reporting.
  • Provide proactive support to internal teams and external clients by delivering insightful financial information and collaborative problem-solving.
Qualifications:
  • 1–3 years of experience in property accounting, ideally in commercial real estate, with exposure to third-party management and multiple ownership structures.
  • Education in Accounting, Finance, or a related field is preferred.
  • Strong attention to accuracy and deadlines, with a proactive, solution-focused attitude.
  • Proven ability to build strong working relationships and communicate effectively across teams and with external partners.
  • Comfortable working independently, but also a dependable team player.
  • Ability to manage several priorities in a dynamic environment, maintaining high attention to detail and meeting deadlines under pressure.
  • Proficient in Excel and familiar with accounting software; experience with Yardi is an asset.
  • Excellent verbal and written communication skills.
  • Eagerness to learn and continuously improve processes within the monthly accounting cycle.
  • Highly organized and analytical, with a self-starting mindset.
