- Respond to tenant service requests in timely manner.
- Liaise with tenants and contractors to maintain relationships.
- Engage with third party contractors and obtain quotes in compliance with procurement practices and annual budget preparation.
- Conduct daily property checks ensuring the property is maintained in a first-class manner.
- Assist with best practices reporting requirements and compiling documentation in support of BOMA Best building certifications.
- Overseeing preventative maintenance and repairs and maintenance of HVAC systems.
- Maintain preventative maintenance program, equipment inventory logs and tenant work orders through Building Engines operations platform.
- Ensure fire life safety systems are operating efficiently.
- Identify and rectify any general maintenance issues including painting, housekeeping items such as sweeping, litter pick up, shoveling and pressure washing to maintain curb appeal of the properties.
- System monitoring of mechanical equipment, including building automation systems.
- Coordinate contractor access and ensure all deficiencies are rectified.
- Communicate with manager on building inefficiencies.
- Liaise with internal and external contacts for prompt and professional investigation and resolution to concerns.
- Assist with seasonal building requirements.
- Basic plumbing, lighting, electrical, elevating devices, roofing, carpentry and miscellaneous repairs on site or overseeing of such unscheduled repairs as necessary.
- Communicate and execute work procedures as set out by management.
- Assist the Operations Manager with overseeing capital projects and energy management initiatives.
- Remain current and up to date with new industry practices, legislative changes and new technologies with a focus on sustainability and energy efficiency.
- Participate in on-call rotation and be available to work after-hours, weekends for any site emergencies and/or unscheduled work.
- Travel between properties as required.
- Other assigned duties as required.
- 2-5 years' experience + previous relevant work experience, or related post-secondary diploma or certificate.
- 4th or 5th Class Power Engineering Certification (or working towards it)
- Responsible and self-motivated team player who has the ability to allocate their time effectively, manage tight deadlines and the ability to work under pressure
- Ability to adapt to new processes and procedures
- Maintenance experience in a retail / commercial property environment an asset
- Proven knowledge of HVAC systems, plumbing, electrical, emergency systems and fire and life safety
- Execute all work in a safe and professional manner and in compliance with Occupational Health and Safety Legislation guidelines and other applicable regulations
- Familiarity with safe work practices and construction standards
- Ability to prioritize and schedule all work to meet deadlines
- Has an aptitude for technology use and applications
- Ability to work with minimal supervision
- Access to reliable transportation for frequent travel between properties.
