- Preparing various financial models and analyses to aid in evaluating the performance of the assets for business insights and the purpose of adding value.
- Conduct quantitative and qualitative analysis of the portfolio with a goal of identifying trends, value-add opportunities, and areas for improvement by comparing past and current asset performance.
- Track and analyze the financial and operational performance of multifamily assets, including occupancy rates, rent collections, leasing velocity, and expense management.
- Maintain and update property-specific information and performance tracking tools.
- Track and prepare analyses evaluating capital improvement projects, ensuring alignment with strategy, timelines, and budget.
- Perform scenario and sensitivity analyses to assess the impact of market changes and investment decisions.
- Evaluate the return on investment on value-add initiatives including unit upgrades, renovations, amenity enhancements, and operational efficiencies.
- Participate in team meetings, brainstorming sessions, and continuous improvement efforts.
- Assist in preparing valuation models using direct capitalization and discounted cash flow techniques.
- Conduct market research to form key assumptions to be used in NOI forecasting and valuation models.
- Prepare research reports and memos summarizing recent developments within the multifamily real estate market.
- Coordinating and administrating valuations with third-party consultants.
- Review and summarize third-party data to ensure accuracy and reasonability of inputs.
- Preparation of analysis for quarterly and annual valuation results for management.
- Assist in the preparation of the Management’s Discussion and Analysis and Financial Statements on a quarterly basis.
- Liaise with external auditors to address process specific requirements related to the quarterly and year end audit review process.
- 1-2 years of finance or valuations experience, real estate experience or knowledge preferred
- Experience with financial modeling
- Bachelor’s degree in accounting or finance
- CPA, CFA, or CBV (member or candidate with intention to complete designation)
- Strong time management, multi-tasking and organizational skills with an ability to meet quick deadlines
- Strong attention to detail & analytical skills
- Excellent written, oral, and interpersonal communication skills
- Advanced knowledge of MS Office Suite functionality
- Experience with Power BI preferred
- Competitive Base Salary between $55,000 - $68,000
