- Conduct daily inspections of buildings and mechanical rooms, documenting findings and identifying potential issues proactively.
- Monitor Building Automation Systems (BAS) and Building Management Systems (BMS) to ensure optimal performance and respond to alarms or irregularities.
- Respond to tenant service requests in a timely manner, coordinating vendors and ensuring completion of required work.
- Oversee contractors and service providers, ensuring work is completed safely, efficiently, and in alignment with defined scopes of work (SOW).
- Coordinate preventative maintenance programs across multiple properties to maintain building performance and longevity.
- Maintain accurate and detailed records, including daily logs, maintenance activities, and service reports.
- Support budgeting activities, including reviewing invoices, issuing purchase orders (POs), and monitoring costs.
- Ensure compliance with health, safety, and Occupational Health and Safety (OHS) regulations.
- Respond to emergency situations, including after-hours calls, and take appropriate action to mitigate risk and damage.
- Build strong relationships with tenants, maintaining a visible presence and identifying opportunities to enhance their experience.
- 5th Class Power Engineering certification is required.
- Additional training or coursework in building operations, facilities management, or a related discipline is considered an asset.
- Valid driver's license with a clean driver's abstract.
- Strong understanding of HVAC, electrical, plumbing, and life safety systems.
- Demonstrated ability to interpret scopes of work (SOW) and oversee vendor execution.
- Comfortable with administrative responsibilities including documentation, budgeting support, and invoice processing.
- Minimum 7-10 years of experience in building operations within a commercial or multi-property environment.
- Experience working across multiple buildings is required.
- Proven experience coordinating contractors and managing maintenance programs.
- Exposure to tenant-facing responsibilities within commercial real estate is considered an asset.
- Organization: Highly structured with strong documentation and follow-through.
- Communication: Clear, professional, and responsive in interactions with tenants, vendors, and internal stakeholders.
- Problem-Solving: Able to assess situations quickly and take appropriate action, particularly in urgent or emergency scenarios.
- Time Management: Capable of balancing priorities across multiple sites and shifting demands.
- Leadership Potential: Demonstrates initiative and the ability to grow into a future team lead role.
