Intermediate Project Manager (e) (5 to 15 years of experience)A general contractor based in Montreal, carrying out work across Canada and the US. Currently looking for an intermediate construction project manager(s), with between 5 and 15 years of experience on commercial and/or institutional projects.SUMMARYUnder the responsibility of the Project Director and the Operations Director and in collaboration with colleagues in his department, the project manager(s) will be required to assume various Pre-Construction /Construction /Post-Construction activities.FUNCTION AND RESPONSIBILITIES-Analyze the contractual clauses of client contracts and ensure compliance with them;-Ensure and enforce standards and policies in terms of health and safety management;-Analyze contractual documents (plans, specifications, addendum, RFI) and also ensure a good understanding of the mandate with the project team (superintendent, coordinator);-Analyze constructability, risks and opportunities;-Initiate, and chair start-up meetings, statutory meetings and assist/support the Superintendent with site meetings;-Ensure project planning by establishing a schedule and making required updates;-Ensure communication of the schedule to members of the project team, management, and clients. Support the superintendent in his 3-week planning and communication with subcontractors;-Ensuring the awarding of subcontracting contracts on budget:-Analyze scope of work, evaluate and negotiate bids, ensure that the subcontractor has understood its mandate and that inclusions /exclusions have been addressed;-Inform the Superintendent of the contracts issued as well as their scope.-In collaboration with the project coordinator, establish a list of deliverables and determine their priorities (workshop drawings, report, inspection, permit, end-of-project manual, etc.), and follow up on them.-Review subcontractor drawings and records to ensure relevance before sending to professionals for approval. Ensure that the Superintendent incorporates materials and/or drawings as approved into the work;-Ensure QRT management;-Ensure effective management of change requests;-Ensure effective management of cost control (forecasts, updating, profitability)-Ensure collaboration on payment requests-Validate and approve invoices relating to projects, following actual progress and services rendered;-Daily reading of daily site reports;-Supervise the execution of the work, coordinate the teams involved and adjust the steps as necessary, while ensuring rigorous monitoring with management and customers;-Coordinate external stakeholders (professionals, contractors, suppliers), ensuring procurement, inter-team collaboration and compliance monitoring on construction sites;-Ensure the quality and conformity of work;-Manage post-construction effectively (deficiencies, end-of-project documents)-Close the project-All tasks related to project managementPROFESSIONAL EXPERIENCEMinimum 5-15 years of construction experience.SKILLS REQUIRED-Excellent organizational and planning competence;-Acquired methodology;-Strong written and verbal communication skills in French and English (required);-Excellent mastery of IT tools such as the Microsoft Office suite (Word, Excel, Outlook, Microsoft Project);-Excellent organizational skills, time management, priorities and ability to manage multiple tasks simultaneously;-Be dynamic, versatile(e) and enthusiastic;-Be rigorous and precise;-Ability to work independently while being an effective team member;-Ability to solve problems and find solutions;-Be professional and have a very good work ethic;EDUCATION-DEC - Architecture or in Estimation or;-AEC - Estimate in construction and renovation or:- Bachelor of Architecture or Engineering or:-Any other combinations of education and experience relevant to the position.ENVIRONMENT /WORKING CONDITIONS-Very dynamic environment with changing priorities-Working in conjunction with Designated Executives and colleagues in the Execution and Estimation Department-4 weeks vacation-Full time 5 days a week, in person- Public holidays according to CCQ Calendar-Group Insurance Program-Professional development and continuing education-A stimulating environment rich in professional challenges, far from routine and monotony-Parking on siteAdvantages:
