- Extensive hands-on experience completing full suite turnovers in residential or student housing environments
- Professional-quality painting of walls, ceilings, and trim
- Drywall repairs, including patching holes, cracks, and impact damage
- Ceiling repairs, including remediation following water or leak damage
- Ability to assess, remove, repair, and restore drywall affected by moisture
- Proficiency in mudding, taping, sanding, texture matching, and paint blending
- Minor carpentry work (baseboards, door hardware, cabinetry adjustments)
- Understanding of post-leak remediation processes, including drying, repair sequencing, and finish restoration
- Ability to complete turnovers efficiently while maintaining quality, safety, and cleanliness
- Practical experience repairing domestic plumbing systems in multi-unit residential buildings
- Replacement and repair of PEX and copper piping
- Servicing and replacement of balancing valves
- Repair or replacement of shut-off valves, angle stops, and plumbing fixtures
- Ability to diagnose and repair common plumbing leaks (walls, ceilings, mechanical rooms)
- Understanding of isolation procedures to minimize tenant disruption
- Ability to work safely around pressurized systems and hot water lines
- Troubleshooting and repair of common residential appliances, including:
- Refrigerators
- Ranges / Ovens
- Dishwashers
- Washers and dryers
- Ability to distinguish between electrical and mechanical appliance issues
- Replacement of common components (heating elements, thermostats, pumps, belts, sensors)
- Sound judgment on when to repair internally versus escalate to vendor service
- Safe handling of electrical and gas-connected appliances (where applicable)
- Working knowledge (hands-on or assisted) of central building systems, including:
- Boilers
- Domestic hot water tanks
- Chillers
- Make-up Air Units (MAUs)
- Pumps
- Basic understanding of HVAC principles (heating, cooling, ventilation)
- Ability to perform routine inspections and basic preventative maintenance
- Familiarity with Building Automation Systems (BAS/BMS) is considered an asset
- Ability to identify abnormal operating conditions and escalate appropriately
- Knowledge of mechanical room safety and lockout/tagout procedures
- Strong diagnostic and problem-solving skills
- Ability to prioritize and manage work orders in a fast-paced residential environment
- Clear and professional communication with supervisors, vendors, and tenants
- Strong documentation practices (work orders, notes, photos)
- Commitment to safety, quality workmanship, and customer service
- Ability to work independently with minimal supervision
- Team-oriented mindset supporting broader maintenance and operational goals
- 3-7 years of experience in residential or multi-unit building maintenance
- Demonstrated strength in suite turnovers and interior repairs, including drywall and painting
- Proven plumbing and appliance repair experience in occupied buildings
- Work in the manner and with the protective devices, measures and procedures required by the OHSA, regulations, and Campus Living Centres (e.g. wearing safety shoes, confining hair, jewelry, or loose clothing around moving parts, etc.).
- Online training modules and in-person training must be completed before starting regular duties.
- WHMIS 2015 and GHS system, and standard operating procedures training must be completed prior to beginning regular duties.
- Knowledge of commercial electrical, plumbing and HVAC systems
- Must be competent with general physical plant repairs
- Must possess positive attitude towards work and learning
- Must be able to handle multiple projects at once
