- Respond to all maintenance requests in a courteous and timely manner, ensuring all work is performed to the highest standard.
- Monitor, maintain, inspect, and repair (if possible) mechanical and structural equipment and systems.
- Manage and update preventative maintenance, safety, security, and emergency procedures (ie: Fire drills) and ensure adherence to maintenance schedules.
- Preventative maintenance to include routine inspections and service.
- Conduct regular inspections of properties to identify maintenance needs and potential problems.
- Identify areas of opportunity for repair and maintenance that may be out of scope of general duties and may require third party intervention.
- Suite turnover, including painting, cleaning, and repairs.
- Maintain the work order database, ensuring that all jobs are documented from inception to completion.
- Prioritize tasks based on urgency and importance.
- Maintain accurate records of maintenance activities, inventory, and expenses.
- Supervise third-party contractors and service providers, being the main point of contact and reviewing contractor work for quality and timeliness.
- Coordinate with General Manager to ensure accurate billing for billable jobs.
- Perform general aesthetic upkeep of the building, grounds, and parking areas.
- Grounds upkeep to include snow removal, salting; done between contract snow removal, including emergency exits.
- Ensure all required certifications/ licenses are up to date.
- Organize and manage maintenance of The Berkeley Van.
- Provide shuttle service to residents, as required.
- Support all departments as required (ie: garbage removal, furniture moving)
- Provide proactive education to minimize similar issues and repairs.
- Maintain the safety and quality standards of the company and those set by applicable legislation, regulations, and policies.
- Ensure all electrical, mechanical, and security systems of the building are maintained and in good repair.
- Ensure all standards of sanitation are adhered to.
- Responsible to ensure adherence to all fire procedures in fire safety drills, and that tests, checks, and inspections are completed as required.
- Participate in resident and employee programs, ie: the Joint Occupational Health and Safety Committee, Fire Safety, WHMIS.
- Proven experience in building maintenance, including but not limited to plumbing, electrical, painting, repairs.
- HVAC/R System experience
- Certification or training in mechanical, electrical, or building systems is an asset.
- Strong knowledge of OHS, Fire Safety legislation, WHMIS, and maintenance best practices.
- Excellent leadership, organizational, and problem-solving skills.
- Effective communicator with a customer-focused attitude.
- Valid NS Driver's License and clean driving record.
- Experience in a seniors' living or retirement residence setting is an asset.
- 35 hours per week; shifts may vary as needed.
