Our stable, busy and growing commercial construction client is seeking an Intermediate Project Manager for their Edmonton team. Will be responsible for planning, organizing, directing, controlling, and evaluating construction projects from start to finish according to schedule, specifications, and budget.What you will be doing:Create and execute construction schedules and project work plans, monitor progress, and revise as appropriate to meet changing requirementsOrganize and manage all facets of projects ranging from $50,000 to $30M, including commercial renovations, expansions, and new constructionPrepare contracts and negotiate revisions, changes, and additions to contractual agreements with architects, consultants, clients , suppliers, and subcontractorsManage changes in scope made by client and sends change orders and estimates to client for approval within two weeks of identificationResponsible for project health and safety planningResponsible for quality control by applying company quality control methods to ensure project requirements are metCoordinate, manage, and communicate with subcontractors and effectively deal with challenges such as delivery, labour, scheduling, and payment disputesConduct ongoing review of deliverables to make sure the full scope is achieved before final client sign-offFacilitate team and client meetings effectively, document minutes, and distribute in a timely mannerEffectively communicate relevant project information and resolve or escalate issues in a timely fashionEffectively manage all facets of project close-out, including final deficiency completion, client walk-through, after sales service, and O&M manual completionLiaising with authorities and regulatory agenciesPrepare and submit construction project budget estimatesAssist with proposals and estimating projects when required, and for related changes to the project scopeOversee the tendering and awarding of sub-trade contracts when requiredReview and approve progress billings from subcontractorsReview and approve staff hours allocated to projectMonitor project costs to budget, create cost-to-complete projections, and prepare monthly profit estimatesPrepare progress reports and issue progress schedules to clientsEnsure project files are complete, current, and filed in the appropriate locationEnsure all project tracking tools and logs are maintained and current.Review and approve project health and safety recordsAble to set and manage client expectationsDisplay professional image and approach with clients, consultants, and suppliers and sub-contractorsDevelop strong client relationships resulting in additional future business or add-on business to projectWhat you must have:University degree in construction, engineering, or related field or college diploma in construction technology or equivalent combination of skills and experienceTrack record of successful projects (time, budget, scope) with satisfied customersP. Eng., CET, PMP, or Gold Seal certification preferred.Strong written and verbal communication skillsExperience in various forms of commercial construction, including industrial buildings, office, retail, institutional, multifamily residential, etc.Understanding of local building codes, materials, and construction standardsFamiliar with project scheduling tools, such as MS ProjectStrong computer skillsAble to work with a teamTime management and multi-tasking to achieve deadlinesLeading teams and gaining support for mutual objectivesAttention to detailSalary/Rate Range: $115,000 – $130,000For more information about TEEMA and to consider other career opportunities, please visit our website at
