With 219 apartment buildings, 40 home communities and 9 commercial properties, Killiam Apartment REIT is an organization that communities can rely on and passionate individuals can grow their career with.With this in mind, Killam Apartment REIT is seeking a Maintenance Manager to lead 7+ Technicians and support the efforts of their property management team in Southwest Ontario (based in the Waterloo/Cambridge area).This is an exciting opportunity for someone who is a team player with strong leadership skills and a background in construction, project management, building systems and maintenance processes.This position is Monday to Friday, daytime hours and does require flexibility for emergency response when needed.What is offered:

- Supervise, mentor, and coordinate a team of maintenance technicians and tradespeople
- Conduct technical inspections of turnover units and define scope of mechanical and structural work
- Ensure timely and cost-effective execution of maintenance tasks and capital projects including project management
- Successfully manage work order program being able to quantity results and successes tracking KPIs
- Oversee the operation, maintenance, and troubleshooting of mechanical systems from legacy to leading technologies including:
- HVAC (heating, ventilation, air conditioning)
- Boilers and hydronic heating systems
- Domestic hot water systems
- Pumps, motors, and ventilation systems
- Building automation and energy management systems (EMS/BAS)
- Ensure optimal performance of electrical systems, fire protection systems, elevators, and life safety equipment
- Manage seasonal systems such as swimming pools, irrigation, and snow/ice control equipment
- Work closely with the Project Management teams on capital upgrades and retrofits
- Assist in the development and management of maintenance capital budgets
- Source and evaluate contractor quotes and technical proposals
- Ensure compliance with Occupational Health & Safety regulations, TSSA, ESA, and other applicable codes
- Promote a culture of safety and preventative maintenance through
- Maintain accurate records of inspections, repairs, and system performance
- 5+ years of experience in a similar technical leadership role with direct reports
- Strong knowledge of building mechanical systems, preventative maintenance programs, and building codes
- Hands-on experience with HVAC, plumbing, electrical, boilers, controls, and general building repairs
- Technical certifications (e.g., 4th or 5th Class Power Engineer, HVAC Technician, Building Operator Certification) are strong assets
- Proficient in reading and interpreting technical drawings, schematics, and equipment manuals
- Valid driver's license and reliable vehicle
- Excellent communication, organizational, and leadership skills
- Ability to work with all levels of management, tenants and contractors in a professional manner.
