Description :Dream is looking for an Associate, Development Finance!Dream is always looking for the best and brightest to join our community. We are looking for an Associate to support our Development Finance team.Who are you?The successful candidate will have strong communication skills, technical skills and the ability to concurrently work on a diverse range of exciting projects. The successful candidate is "Big Picture" oriented and not afraid to think outside the box to achieve a high quality of work. They are confident in their financial & business knowledge, but do not shy away from constructive feedback from their peers.What will you do?Below are some of the primary responsibilities you will be taking on in this role. There will be more, but we can discuss those in person.

Act as a key partner to the development team, integrating financial strategy into each stage of project planning, phasing, design, and execution, and ensuring capital is allocated to generate the highest returns relative to risk;
Own the financial modeling, analysis, and scenario planning for development, ensuring financial models reflect the terms of management and joint venture agreements, sales contracts, and financing agreements, and follow industry standards;
Prepare and cleanly summarize and present financial analyses and recommendations to senior management to support decision-making and accelerate development opportunities;
Identify and flag risks or inefficiencies early, offering solutions and alternatives that protect and enhance project outcomes;
Collaborate closely with internal teams including accounting, development, construction, asset management, and leasing ensuring full alignment and coordination of financial decisions across the business;
Support debt and equity financing processes, including preparing pro formas, analyses, and presentations for lenders and investors;
Assist with consolidating key data from project models into portfolio reports used for reporting to senior management, shareholders, and other stakeholders.

What type of experience and skills do you have?These are only some of the things we’d like you to bring to the table. We can cover the rest when we meet.

4+ years of experience;
Strong in excel and financial modeling;
Strong oral and written abilities demonstrated in reports, presentations, and meeting facilitation;
Strong time management and multitasking skills with the ability to thoughtfully plan and manage multiple projects simultaneously from start to finish, setting clear objectives and delivering on goals;
CPA or CFA (or pursuit thereof) is considered a plus;
An assertive self-starter with the ability to work independently under minimal supervision.

In addition to base salary, the role is eligible for a performance-based bonus and a comprehensive benefits package, which includes paid vacation and personal days, flexible benefits, mental health resources, access to perks and discounts, professional development support, and team-building and social events.Compensation is determined based on several factors, including relevant experience, total years of experience, industry experience, education, and professional designations. We recognize that exceptional talent doesn’t always fit neatly into a bracket. Final compensation will be tailored to your specific experience, skills and the unique value you bring to the table.
